Subsidence, settlement and heave describe different forms of movement and should not be used interchangeably. Subsidence is downward movement of the ground supporting a building. Settlement is compression or adjustment under a load, often associated with construction. Heave is upward movement, which can occur where certain soils gain moisture. Each can affect a building differently.
Cracking alone cannot establish which mechanism is present. A responsible assessment considers soil, foundations, drainage, vegetation, building age, alterations and the distribution of damage. A home survey provides an informed visual opinion and may identify the need for specialist investigation; it does not include excavation, soil testing or long-term monitoring.
Why ground conditions change
Shrinkable clay can change volume as moisture levels vary. Trees may influence moisture demand, while leaking drains or water mains can soften or wash away some soils. Made ground and inadequately compacted fill can behave differently from undisturbed strata. These are possible mechanisms, not conclusions that can be reached merely because a tree or crack is present.
Evidence considered on site
Surveyors examine crack patterns across elevations and rooms, distortion to openings, floor levels and the relationship to extensions or localised defects. They look for drainage problems, significant vegetation and changes in construction. Historic movement may leave visible distortion without current progression, so evidence of age, previous repair and recent change is valuable.
When concern increases
New or expanding cracks, sudden distortion, doors that begin sticking and related damage through masonry may justify faster escalation. Safety concerns require immediate action. Less urgent uncertainty may be managed through further records, drain testing or monitoring. The correct response depends on consequence as well as probability.
Specialist investigation
A structural engineer may assess the building and recommend monitoring, drainage investigation, trial pits or soil information. Monitoring can be necessary because movement is dynamic and may vary seasonally. Underpinning is not an automatic response; the appropriate repair follows from the cause and may instead involve drainage work, vegetation management or local structural repair.
The investigation should answer a defined question and be staged. A drain survey may be sensible before disruptive foundation excavation where drainage evidence is strong. Trial pits can establish foundation depth and nearby soil, but they reveal only the locations opened. Laboratory soil results, level monitoring and arboricultural information may then be combined rather than considered separately.
Insurance and the purchase
Ask the seller about claims, movement investigations, underpinning and nearby drainage repairs. Inform your insurer or broker accurately and obtain advice before making decisions that could affect cover. Your conveyancer should review documentation and any property disclosures. Do not rely on a verbal assurance that a crack is old or cosmetic.
