When a desktop valuation can work

  • Past dates

Some retrospective valuations, where the property has changed or the date is long past and an inspection would add little.

  • Planning and portfolio decisions

Owners and advisers who need an evidence-based figure for internal decisions rather than a transaction.

  • Access is not possible

Where the property cannot be inspected and the purpose and the information available still support a reliable figure.

What the report covers

  • Market value at the agreed date, prepared to the RICS Red Book with the special assumptions stated
  • The information relied on: floor area, plans, photographs, listing details and title information
  • Comparable evidence and the reasoning behind the figure
  • The limitations of a valuation without an inspection, written down

How it works

  1. Check it is suitable

Tell us the address, the purpose and what information you have. We confirm whether a desktop valuation is appropriate before you instruct.

  2. Instruct and pay

We confirm the fee, scope and assumptions in writing.

  3. Report

The report is issued 5 working days from instruction and payment.

Good to know

  • A desktop valuation is not suitable for every purpose. Lenders, some tax matters and disputed figures usually need an inspection.
  • The figure depends on the information supplied. If it turns out to be wrong, the valuation may change.

All fees: see fees. Other services: all valuations and all surveys.
