When you need one

  • Repaying the whole loan

Paying off the equity loan when you remortgage or from savings. The amount you repay is the scheme’s percentage of the current market value.

  • Selling your home

When you sell, the scheme usually needs an independent valuation as well as the agreed sale price, under its current rules.

  • Part repayment (staircasing)

Repaying part of the loan, where the scheme rules allow it, also uses a current market value.

What the report covers

  • An inspection of the property, with photographs and measurements
  • Market value of the whole property, prepared to the RICS Red Book
  • The format and wording the scheme administrator’s current instructions ask for
  • Comparable evidence and the reasoning behind the figure
  • The valuation date stated clearly, so you know when it expires

How it works

  1. Check the current rules

Send us the address and the administrator’s current valuation instructions. We confirm we can accept the work, the fee and the dates.

  2. Inspection

Joe inspects the property and records the size, condition and any improvements you have made.

  3. Report

The report is issued, typically within 5 working days of the inspection, in the form the scheme requires.

Good to know

  • The scheme administrator sets the rules on valuer eligibility, the report form and how long a valuation stays valid, and they change. Check them, or send them to us, before you book.
  • Improvements you have made may be treated differently from the rest of the property under the scheme rules. Tell us about them before the inspection.
  • Time the instruction with your remortgage or sale so the valuation is still valid when the administrator processes the redemption.

All fees: see fees. Other services: all valuations and all surveys.

Questions

What is a Help to Buy redemption valuation?
An independent valuation of your home’s current market value by a RICS Registered Valuer. The scheme uses it to work out how much you repay, because the equity loan is a percentage of the property’s value, not a fixed sum.
How much does it cost?
From £325 for a property valued up to £500,000, the full fee including all taxes and fees. We confirm the fee in writing before you instruct.
How long is the valuation valid for?
The scheme administrator sets the validity period. Check its current guidance, and time the inspection so the valuation is still valid when your redemption is processed.
Can I use a valuation I already have?
Only if it meets the administrator’s current rules on valuer, format and date. A mortgage valuation or an agent’s figure is not usually accepted.
What if I disagree with the figure?
The valuation is independent and based on comparable evidence. If you have evidence we may not have seen, send it to us before the report is issued. The scheme’s own rules set out what happens if a valuation is queried.
