Cracks in Walls: When Should a Homebuyer Be Concerned?

How surveyors assess cracking by pattern, location and context, and when monitoring or specialist structural advice may be appropriate.

Cracks are common in buildings and their presence does not automatically mean serious structural movement. Plaster can crack as it dries, different materials move at different rates, and small historic movements may have stabilised long ago. The important questions concern where the crack is, what it passes through, whether related elements are distorted and whether there is evidence of change.

A surveyor assesses the crack as part of the whole building rather than judging it from width alone. A visual inspection can identify patterns and associated defects but cannot usually establish hidden foundation conditions or prove whether movement is continuing from a single visit. The report should explain the evidence, uncertainty and proportionate next action.

Features that affect significance

Diagonal cracking around openings, stepped cracks through masonry joints, separation at an extension and horizontal cracking can each suggest different mechanisms. Surveyors also consider whether doors and windows bind, floors slope, walls bulge or finishes have recently been renewed. Crack width is relevant, but location, direction, depth, history and change over time are equally important.

Non-structural explanations

Fine cracks can result from plaster shrinkage, thermal movement or minor differential movement between materials. Junctions between old and new work frequently crack because they behave differently. These explanations should not be assumed without inspection, but they demonstrate why a crack cannot be classified reliably from a photograph or a generic width chart.

Potential structural movement

Movement may relate to foundations, drains, trees, altered loads, roof spread, inadequate restraint or deterioration of building components. Subsidence is only one possibility. The pattern must be compared across internal and external surfaces and, where possible, with the building history. Sudden change, progressive distortion or related failure warrants prompt professional attention.

What a survey cannot establish

A normal home survey does not excavate foundations, calculate structural capacity, expose concealed beams or monitor movement over seasons. Furniture, finishes and neighbouring structures may restrict the evidence available. Where uncertainty could materially affect the purchase, a structural engineer, drainage survey, trial opening or monitored crack gauges may be advised.

Questions before exchange

Ask whether cracks have changed, been repaired or formed part of an insurance claim. Request invoices, engineering reports, monitoring records, warranties and approvals for alterations. Fresh decoration should be noted but is not proof of concealment. Your surveyor can help frame further questions; your conveyancer should investigate documentary and legal matters.

Compare documentary dates with the position of visible repairs. A historic engineer's letter may address only one elevation or one moment in time, while a building-regulation completion certificate is not a structural warranty. If a seller reports that movement is longstanding, ask what evidence supports that statement and whether monitoring was undertaken through a meaningful seasonal period.
