Estate regeneration buy-back valuations for leaseholders and owners

When a council or housing association offers to buy back your home for estate regeneration, an independent valuation acting for you, not the landlord, helps you check whether the offer reflects the market value.

Who we act for

  • Resident leaseholders

Flat and maisonette owners on an estate being redeveloped who have received, or expect, an offer to buy their home.

  • Non-resident owners

Owners who let their home, whose offer and compensation can differ from a resident’s.

  • Freeholders

Owners of houses inside a regeneration area.

What the report covers

  • An inspection of your home, with photographs and measurements
  • Market value prepared to the RICS Red Book, on the basis set out in your instruction
  • Comparable evidence and the reasoning behind the figure
  • A written report you and your solicitor can use when you respond to the offer

How it works

  1. Send the offer letter

Send the landlord’s offer or consultation letter and the address. We confirm whether we can act, the fee and the dates.

  2. Inspection

Joe inspects your home and records its size, condition and any improvements you have made.

  3. Report

You receive the report, typically within 5 working days of the inspection, to discuss with your solicitor.

Good to know

  • We act for you, the owner. We do not act for the landlord on the same property.
  • Many regeneration offers say the landlord will meet reasonable independent valuation and legal fees. Check your offer letter; we can invoice the landlord where it has agreed to pay.
  • Home loss and disturbance payments, and any shared equity or replacement home offer, are set by legislation and the landlord’s own policy. Your solicitor advises on those; our report deals with market value.
  • Compulsory purchase compensation claims and Upper Tribunal proceedings are outside our scope.

Questions

Something else? Call Joe

Why get my own valuation when the landlord has one?
The landlord’s valuer acts for the landlord. An independent valuer acting for you checks the figure against the evidence and puts your home’s condition and improvements on record.
Who pays the valuation fee?
Many landlords offer to meet reasonable independent valuation fees in a regeneration buy-back. Check your offer letter. If it does, we can arrange the fee with the landlord; if not, we confirm the fee with you in writing before you instruct.
Can you negotiate with the landlord for me?
Tell us what you need when you enquire. Our core service is the independent valuation report; anything beyond that is agreed in writing first.
Do you cover my estate?
We cover North West, West and North London, and Harrow, Uxbridge and Enfield (HA, UB and EN postcodes), and other London estates subject to availability.
