When you need one

  • Selling a second home or let property

Your adviser may need the market value at the date you acquired it, or at another date the tax rules set, to calculate the gain.

  • Gifts and transfers

Giving or transferring a property, or a share in it, to a family member or a trust can need a market value at the date of transfer.

  • Retrospective dates

We value at a past date using comparable sales and market evidence from that time, which is how most tax valuations are done.

What the report covers

  • An inspection of the property, with photographs and measurements (or a desktop valuation where suitable and agreed)
  • Market value at the agreed valuation date, prepared to the RICS Red Book
  • Comparable evidence from around the valuation date and the reasoning behind the figure
  • The condition and any changes since the valuation date taken into account as instructed
  • The purpose, the intended users and the assumptions stated clearly

How it works

  1. Agree the date and purpose

Tell us the address, the valuation date your adviser needs and why. We confirm the scope, fee and dates in writing.

  2. Inspection

Joe inspects the property and notes any works carried out since the valuation date.

  3. Evidence and report

Comparable evidence from the period is analysed and the report is issued, typically within 5 working days of the inspection.

Good to know

  • Your accountant or tax adviser decides which valuation date the tax rules need. Ask them before you instruct us.
  • HMRC may review, query or negotiate any value submitted, so acceptance cannot be guaranteed. The report gives the evidence to support the figure.
  • We do not give tax advice or calculate the tax.

All fees: see fees. Other services: all valuations and all surveys.

Questions

Something else? Call Joe

Can you value a property at a date in the past?
Yes. A retrospective valuation gives the market value at an earlier date, using comparable sales and market evidence from that period, and the condition of the property at that date as far as it can be established.
How much does a Capital Gains Tax valuation cost?
From £695 for a property valued up to £500,000, the full fee including all taxes and fees. Larger or more complex properties cost more, and we confirm the fee in writing first.
Will HMRC accept the valuation?
The report is prepared to RICS Red Book standards with the evidence set out, so it supports the value you report. HMRC may still review or query it, and acceptance cannot be guaranteed.
Which valuation date do I need?
That depends on the tax rules for your situation, for example the date you acquired the property or another date set by legislation. Your accountant or tax adviser should confirm it.
Do you need to inspect?
Usually, yes. Where an inspection is not possible or not needed and the evidence allows, a desktop valuation may be suitable; we confirm this before you instruct.
