Getting Started

Level 2 is a standard visual inspection for conventional homes in reasonable condition. Level 2 Plus adds deeper detail on construction and condition, ideal for flats and well-maintained properties. Level 3 is the most comprehensive option, suitable for older, altered or complex properties. Use our survey finder tool to get a personalised recommendation.

Arrange the survey as soon as your offer is accepted and before exchange. Tell us about any transaction deadline when requesting a quote so we can confirm inspection availability and report timing.

Most surveys take 2-4 hours depending on property size and complexity. We'll schedule a time that works for you and notify you immediately after completion.

Yes, many homeowners attend. It's a great opportunity to ask questions and understand any issues the surveyor identifies. However, you're also welcome to let us access the property independently.

Reports & Results

We confirm the target report date with your quote and terms of engagement. Timing depends on the agreed scope, property complexity and access. You'll receive your report digitally in PDF format.

A detailed written report with photos of key areas, assessment of building condition, identification of any defects or concerns, remedial cost estimates for major issues, and professional recommendations for further investigation if needed.

A Home Survey is condition advice prepared for you; it is not normally the lender's mortgage valuation. Lenders commonly use their own valuation process or panel valuer. If a lender or another third party is intended to rely on a valuation, tell us before instruction so we can confirm the appropriate service and terms.

Costs & Valuation

Our prices are all-inclusive: surveyor time, detailed written report, photos, and professional recommendations. There are no hidden fees. We'll provide a fixed quote before booking.

Yes. We provide RICS Red Book valuations for agreed purposes including private decisions, estate administration and eligible shared-ownership matters. We confirm intended users, scope and target delivery date before instruction.

Older properties may require slightly longer inspection times due to complexity, which can affect timing but not our published rates. We'll always confirm any additional time needed before booking.

Process & Practicalities

Tell us your deadline when requesting a quote. Where capacity and the scope allow, we may agree an expedited service and any additional fee in writing before instruction.

We're based in London and primarily serve London and Greater London. We're happy to discuss surveys for properties beyond these areas–contact us for availability and any travel fees.

We'll clearly explain any defects found and provide cost estimates for remedial work where possible. We recommend discussing findings with your solicitor and obtaining specialist quotes for major issues before renegotiating price.
