Start with the evidence
A symptom is not the whole diagnosis
Cracking should be interpreted by pattern, position, timing, construction and building history. Some cracks are associated with shrinkage or historic settlement; others may indicate continuing movement. A single width measurement or photograph rarely establishes the cause by itself.
Structural cracking needs professional assessment to establish whether movement is active or dormant, and whether remedies are required. Some cracks are minor and cosmetic, whilst others indicate serious structural issues. Professional monitoring or structural engineer assessment may be needed.
Possible causes
The cause must be established from the individual building and available evidence.
- Drying shrinkage, thermal movement or minor settlement
- Foundation movement associated with ground conditions, drainage, vegetation or excavation
- Deflection or deterioration at lintels, beams or other supports
- Alterations that have changed how loads are carried through the building
- Movement between different materials, building phases or extensions
- Local failure of masonry, mortar, render or connections
Signs worth investigating
One sign may have several explanations; combinations and changes over time can be more informative.
- Diagonal cracks in brickwork (45-degree pattern)
- Cracks that are new, widening, repeated through finishes and masonry, or accompanied by other movement signs
- Cracks that follow mortar joints
- Steps or offset in brickwork
- Windows or doors sticking or not closing properly
- Cracks appearing in multiple locations
- Cracks widening over time (progressive movement)
- Visible deflection in walls or lintels
- Horizontal cracks at eaves level
What a visual survey considers
The exact inspection depends on access, safety and the agreed service. Secured, concealed or inaccessible construction is not opened up as part of a standard home survey.
- Location, direction and pattern of all visible cracks
- Crack width, length and whether cracks are active or dormant
- Relationship between cracks and building age and history
- Nearby trees and their potential for root damage
- Soil type and local subsidence history
- Evidence of previous underpinning or foundation work
- Window and door operation and fit
- Interior plaster for corresponding cracks
- External walls for corresponding internal crack patterns
- Lintel condition and bearing at ends
Proportionate next steps
- Keep dated photographs and note whether openings begin to stick or cracks visibly change.
- Gather previous reports, insurance claims, monitoring records and underpinning documents.
- Do not fill or decorate over a changing crack before relevant assessment or monitoring.
- Follow recommendations for a structural engineer, arboricultural input, drainage testing or monitoring where proportionate.
Urgent safety concerns or active water entry may require immediate action. For a purchase, material investigations should normally be resolved before exchange where practicable.
