What Happens if Your Help to Buy Valuation Expires or Is Rejected?

The official extension and update routes when a Help to Buy valuation expires, plus common reasons reports are rejected.

A Help to Buy valuation is time-limited. If repayment, remortgaging or sale takes longer than expected, the original report may expire before the relevant process completes. Homes England also says it may reject a report that does not meet its criteria or appears inconsistent with comparable properties.

Act promptly and follow the current official route. Do not edit an old report or ask a different surveyor for an informal confirmation. Extension and desktop-update options have precise timing, authorship and content conditions.

Check the dates first

Record the original valuation date, the expiry date and the stage reached in the repayment process. Homes England’s guidance explains when to contact the surveyor and how quickly an update document must be supplied.

Requirements can change, so use the current GOV.UK guidance rather than an old email, forum post or previous transaction checklist.

Available update routes

Current guidance describes a short extension letter and a longer desktop valuation route. Both must be produced by the same RICS surveyor who prepared the original valuation and within the stated windows.

A desktop update must refer to the original report and include the required market evidence. Where the market has moved, Homes England specifies a minimum comparable search and asks the surveyor to explain if sufficient evidence is unavailable.

Why a report may be rejected

A report can fail because the valuer is ineligible, lacks independence, omits prescribed content, uses inadequate evidence, is not correctly addressed or signed, or arrives outside the required submission period. A value materially out of line with similar property evidence may also prompt questions.

The valuer should be given the rejection message in full. They can determine whether clarification is possible or a new inspection and report are required.

What not to assume

An extension is not automatic, and an updated report may produce a changed value if the market or known property facts have changed. The surveyor cannot promise that Homes England will accept the next submission.

The valuation addresses market value for the Help to Buy purpose and date. It does not confirm repayment figures, mortgage eligibility, legal completion or tax consequences.

If the timetable is already tight, tell the solicitor and repayment administrator immediately rather than relying on the surveyor alone. The update forms part of a complete application, and other outstanding documents can still delay completion. Retain the original and update together because the later document may expressly depend on the earlier inspection.

  • Allow for a fresh report if the official conditions are not met
