An Energy Performance Certificate provides an energy rating and recommendations based on an assessment methodology. It is useful information, but it is not a building-condition survey or a specification for works. It does not normally investigate concealed moisture, structural condition or every junction affected by a proposed measure.
Older buildings often manage heat and moisture differently from modern construction. Effective retrofit should consider the building as a whole: materials, exposure, condition, ventilation, heating, occupants and heritage significance. Installing a measure before correcting leaks or understanding moisture paths can reduce performance or create new defects.
Start with condition
Repair leaking roofs, rainwater goods, drains, open joints and defective windows before covering fabric with insulation. A dry, maintained wall performs differently from a saturated one. Establishing baseline condition also makes it easier to recognise whether later work has caused an unintended change.
Understand construction
Solid walls, early cavities, timber frames and mixed extensions require different approaches. Identify how floors, roofs and walls are ventilated and where moisture can dry. A home survey offers visible evidence, but targeted retrofit assessment may be needed to examine build-ups and model more complex risks.
Use a sensible sequence
Historic England promotes a whole-building hierarchy that begins with understanding energy use and maintaining the building, then considers lower-risk measures and fabric improvement. Draught reduction, controls, insulation and services interact. Increased airtightness may require planned ventilation to protect indoor air quality.
Permissions and shared buildings
External insulation, window changes, roof alterations and renewable equipment may need planning or listed-building consent. Leasehold properties may require freeholder approval and coordination across the block. Building regulations can apply even where planning permission is not required. Confirm each route before committing to work.
Assess proposals, not products
Ask designers and installers to explain suitability, junction details, moisture strategy, ventilation, maintenance and quality assurance for your building. Avoid selecting a system solely because it appears on a generic recommendation list. Monitor the property after work and retain specifications, photographs and commissioning records for future owners.
Compare predicted benefit with disruption, embodied work and risks to significant fabric. A measure that is technically possible may still be poor value or difficult to maintain. Define how success will be checked through energy use, comfort, humidity or inspection, while recognising that occupant patterns and weather affect results. Commission systems and explain controls to everyone using the home. Review the plan if later discoveries show mixed construction or hidden damp.
