Crumbling Bricks, Spalling and Failed Pointing: A Buyer’s Guide

Why masonry deteriorates, how pointing and moisture interact and why compatible repairs matter in traditional buildings.

Brick and stone walls weather gradually, but local crumbling, flaking and open joints can allow more water into the fabric and accelerate decay. The visible damage may reflect exposure, persistent saturation, salts, frost, a leaking pipe or an earlier repair made with a material harder and less permeable than the original masonry.

A surveyor examines the distribution and severity of deterioration and looks for the water source or construction detail behind it. The inspection is visual and does not include laboratory analysis of mortar, salt or masonry. Any repair recommendation should therefore respect uncertainty and avoid replacing sound historic material unnecessarily.

Why faces flake or crumble

Porous masonry absorbs moisture. Repeated wetting and drying, frost and crystallising salts can damage the face. Defects are often concentrated below leaking gutters, at parapets, around openings or near raised ground. Soft or under-fired bricks may weather faster, while an exposed elevation can behave differently from a sheltered one.

The role of pointing

Mortar joints help shed weather and accommodate movement. Where joints are deeply eroded, water penetration and instability can increase. Dense cement pointing in a softer traditional wall may force moisture to evaporate through the bricks or stone, contributing to face loss. Appearance alone cannot confirm mortar composition, but relative hardness and pattern provide clues.

What a survey records

The report should identify affected elevations, approximate extent, loose material, cracking, bulging and related rainwater defects. Areas viewed only from ground level or concealed by paint, render, climbing plants or neighbouring structures must be noted. Tapping every surface or testing concealed wall ties is outside a normal home survey.

Repairing appropriately

Sound historic pointing should generally remain. Repairs should be limited to defective areas unless a coherent specification demonstrates wider need. Replacement bricks, stone and mortar should be compatible in strength, permeability, appearance and weathering. Cleaning or coating can cause further damage if selected without understanding the substrate.

When specialist input is sensible

Bulging, leaning, deep cracking or loose high-level masonry may require urgent safety measures and structural advice. Extensive decay in a listed or traditionally constructed wall benefits from a contractor or conservation professional experienced in compatible repair. Obtain a clear specification before comparing quotations so that different scopes are not mistaken for different prices.

A useful masonry specification identifies areas by elevation, sets out preparation and sample panels, and explains mortar, brick or stone selection. It should address the water source as well as the damaged face. Avoid pressure cleaning or wholesale cutting-out before significance and condition are understood, because aggressive preparation can destroy otherwise serviceable material.
