A Presale Market Valuation is a report designed to provide clients with a Market Value. It can include Market Capital and  Rental Value analysis and portfolio assessment.

Shared Ownership Valuation

Our RICS registered valuers perform Shared Ownership Valuations to provide an unbiased and independent determination of the market value for the sale or purchase of a property under shared ownership.

RICS Help To Buy Valuation

Repaying, remortgaging, or selling a property acquired with assistance from the Help to Buy scheme, an independent valuation is required. Accurately determine the repayment amount you are obligated to make.

Right-to-Buy Valuations

A Right to Buy Valuation occurs when a tenant decides to purchase the property they rent from a council or housing association. The valuation calculates the open market value of the property and any discount the tenant may be eligible for under the Right to Buy scheme.

Obtaining a Right to Buy valuation from a RICS registered valuer allows you to decide if the asking price is fair and/or appeal the council valuer.

Capital Gains Tax Valuations

A Capital Gains Tax Valuation is required when a property is sold or gifted and there has been an increase in its value. The valuation determines the amount of capital gains tax that might be due. Typically, capital gains tax is based on the difference between what you paid for an asset and how much you sold it for- often you need to submit a market valuation to HMRC .

A Probate and Inheritance Valuation is undertaken when a property owner passes away. It establishes the property's market value at the time of the owner's death and is often required by the HM Revenue and Customs for inheritance tax purposes.

The purpose of getting a probate valuation is to make an estimate of the deceased person’s property.

Valuations are not a Survey

Please be aware that a residential valuation is distinct from a home survey. In our valuation process, we conduct an inspection of the residence; however, this assessment is limited to its condition as it pertains to the property's value and is based solely on a visual inspection.

 

This type of valuation should not be relied upon for determining potential repair or maintenance needs of the house or flat after purchase.
